Riverdown B&B, Topsham

Riverdown is a modern house situated next to the Exe estuary on the Topsham side of Exton. Conveniently located 5 mins from the M5 (J30) Exeter is a mere 15 mins drive away with its quality shops,restaurants,wine bars,historic city centre pubs,quay and much more.Its convenient for exploring the nearby stunning Jurassic coast ( a world heritage site), Dartmoor, exmoor and the picturesque villages of East Devon.The b and b consist of 2 bedrooms, a sitting/dining room and a utility room all located on the ground floor. The owner lives upstairs on the 1st floor. The dining room and the double room both have doors leading outside and both have patios with tables and chairs offering guest an outside area where they can sit and enjoy a drink.All rooms have flat screen tv,the sitting room has a 32 inch tv and dvd.High speed WiFI is available and there is ample parking. The Exe estuary cycle route borders the property with level off road cycling around the entire estuary and is mostly traffic free. There is a commuter railway with a stop at Exton offering an hourly train service to Exmouth, Lympstone, Topsham, Exeter and beyond to Barnstable and Paignton. Riverdown has a 3 acre field which runs alongside the estuary which is a haven for migratory birds including Avocet, Brent Goose, Wigeon and Curlew during the winter and Redshun, Lapwings, and Warblers in the summer. Breakfast consist of fresh orange juice, cereals, grapefruit,tea coffee,toast and a full English choice. I serve breakfast from 8.30 till 9.30 but if an earlier breakfast is required a buffet selection will be available.The check in time is from 4.30pm till 7.30pm but outside these hours by I will try and accommodate by arrangement.If you have any special requirements pIease feel free to call me on 07779715222 and I will do my best to accomodate
